Renting a Home

Renting (more commonly called letting) a home in Gozo is a tremendous bargain.  We rent a very nice brand new furnished two-bedroom plus den apartment, with its own entrance, a courtyard, shared use of a pool, and a breathtaking view across farmland to the sea for only Lm170 per month.  Renting is a wise course of action while you get to know the island before you decide whether or not to buy property here.  Read on to find out more about renting residential property in Gozo.

Furnished rental dwellings are the norm in Gozo and the rest of Malta.  Furnishings vary so pay close attention to the quality and condition of furnishings in the homes you view.  It is also possible to rent unfurnished dwellings on a long-term basis but there are fewer of them.

Many real estate companies also serve as "letting agents" and they will take you around to look at any number of properties until you find one that is appropriate for you.  The agent is customarily paid the equivalent of one month's rent, which fee is evenly split by the lessor and the lessee.  We have found that our letting agents' experience and assistance were well worth the cost, especially when it was time to negotiate the details of the lease because they thought of things we would not have.  Your agent can also refer you to a lawyer (notary) who can draft your lease and preside at its signing for approximately Lm25.  If you would like us to refer you to our agents just ask!

The rental market is divided into short-term (less than six months) and long-term rentals.  In short-term rentals your utilities are generally included and the rent is obviously higher.  In long-term rentals your utilities are extra (make sure to pin down exactly how your usage is calculated and in whose name the utility bill will be).

DO NOT ever commit to renting a home for more than a month if you or someone you trust has not visited it in person (contact us if you'd like to arrange for us to take a look for you).  We rented an apartment sight unseen for our first month in Malta and to call it a disappointment would be an understatement.  Pictures can sometimes be misleading and you would not want to have to spend much time in an unpleasant dwelling, particularly when there are so many lovely, inexpensive homes on the rental market.
